    Frequently Asked Questions

    Move-In Speed & Timing

Can we get the family moved in within two weeks? That's the longest we can hold the apartment.

Yes, in most cases. Once the family signs an exclusive listing agreement, concierge funds can be approved within 24 to 72 hours of submitting a complete application. Upon approval, we can cut a check from the financial portal and have it mailed within 7 to 10 days. Please note an invoice from the community is required to issue the check. Two weeks is a comfortable window for us, and we've moved faster when a room was at stake.

    The Advance & Repayment

Is this a bridge loan? How is it different?

No, it's not a bridge loan. A bridge loan is a short-term mortgage that requires the family to qualify for two mortgages at once, carries monthly interest payments, and is underwritten like traditional debt. This is a personal loan with the minimum requirement being a 680 credit score and equity in the existing home. There are no monthly payments for the family to track, and repayment is a single settlement from escrow at closing, plus interest and a one-time $499 application fee. Unlike a bridge loan, the advance also funds the move itself and the home-prep work (painting, flooring, staging, curb appeal) that helps the home sell faster and for more. It's purpose-built for a senior transition, not just a financing bridge.

What if the house doesn't sell?

The family has up to one year to sell the house or repay the loan — whichever comes sooner. If the home doesn't sell within that window, the family is responsible for the amount advanced plus any accrued interest. That's exactly why our model is built around preparing the home to sell — faster and for more. We price strategically, stage intentionally, and market aggressively from day one, so this scenario stays rare in practice.

How many payments does it actually cover?

The family can make up to 4 payments to the senior living community. The rest of the funds can be used for just about anything the family needs to move Mom or Dad, prepare the home, and even pay for furniture and incidentals. It does not cover refundable deposits to the community in case they change their mind. It does not cover refundable community deposits, mortgage payments, paying off other loans, or investing.

    What form are the payments?

Payments to the community are usually made via check through a two-factor-authorized financial portal. An invoice from the community is required in order to send a check, and the check is delivered in roughly 7 to 10 days. The family also receives a debit card they can use at any retail store, and they can connect that debit card to cash apps like Venmo to pay vendors "cash." The client can also transfer a limited amount of funds directly into their checking account with no invoice required. There are no monthly loan repayments — the loan and $500 application fee get settled at closing.

    What the Funds Cover

Does it cover the refundable community deposit?

No. The advance does not cover your community's refundable deposit in the event the family changes their mind. Because there's a requirement to sign a listing agreement — albeit a private, exclusive one — the understanding is that the intent is to sell the house, though the sale itself isn't strictly required. The resident has up to one year to sell the home or repay the loan.

What else can they use the funds for?

Beyond the deposit and first month's fees, funds can cover professional packing, downsizing and estate-sorting services, the physical move, and market-ready home preparation — painting, flooring, light repairs, staging, and curb appeal. Anything that helps Mom settle in comfortably and helps the home sell for more.

What can't they use the funds for?

It does not cover refundable community deposits, mortgage payments, paying off other loans, or investing.

    Partnering With Us

If we introduce a family to you, what are the next steps?

You make a warm intro — a call, text, or email is fine — and we take it from there. 1) We'll meet the family in person or on Zoom. 2) We assess their immediate financial needs to move Mom or Dad into the community. 3) We explain the terms of the program. 4) We determine who is authorized to sign the listing agreement. 5) We apply for the funds and walk them through the financial portal upon approval. 6) We show them how to cut a check to the community and ensure they upload the required community invoice. Your team's only job is the introduction; we handle the rest. Call or text Sean Quinn directly at (908) 377-7058.
